A few things specific to the Orlando market that affect your renovation:
Orange County permitting
Most Orlando renovation work falls under Orange County jurisdiction, with some neighborhoods under city of Orlando permitting. The two have different timelines and inspection schedules. We’ve worked in both and factor the realistic permit window into your project timeline from day one.
Older housing stock
Many Orlando neighborhoods were built in the 1960s through 1980s. Renovating older homes often surfaces surprises: outdated electrical panels, galvanized plumbing, non-standard framing, and in some cases lead paint or asbestos in pre-1978 construction. We scope for this honestly during consultation and price for contingencies rather than hitting you with change orders mid-project.
HOA requirements
Many Orlando and Orange County communities have HOA design review requirements that run parallel to the building permit process. We’ve navigated this in dozens of communities and know how to get the HOA approval and the building permit moving at the same time instead of sequentially.
