The Certificate of Appropriateness sets your schedule
This is the most important thing to understand about building here. Within the designated historic district, a Certificate of Appropriateness is required for exterior alterations, additions, and demolition to buildings more than fifty years old — residential and commercial alike. Applications are reviewed by the Historic Preservation Board, which meets on the last Wednesday of each month, and submissions must be in at least three weeks before that meeting. Miss the cutoff and your review moves a full month. The board assesses proposals against the Secretary of the Interior’s Standards for Rehabilitation and the city’s own historic preservation design guidelines, and the certificate is separate from — and additional to — the zoning and building permits your work still needs. We scope with that in mind and tell you honestly which of your preferences will pass and which will not.
City of Mount Dora versus unincorporated Lake County
The City of Mount Dora runs its own building and planning departments, while surrounding areas fall under unincorporated Lake County.
