What open concept remodeling actually involves
Opening a floor plan is not just removing a wall. It involves identifying whether the wall is load-bearing, engineering a beam or header if it is, relocating any electrical, plumbing, or HVAC that runs through or past the wall, patching the ceiling and floor after the wall comes out, and finishing the new opening so it looks like it was always that way.
We handle the full scope structural assessment, permits, engineering if required, demolition, structural work, MEP relocation, and finish as one project. You do not coordinate multiple trades. We manage all of it.
Load-bearing wall assessment
Not every wall in a house is load-bearing, but you cannot assume a wall is non-structural without checking. We assess the wall framing, the structure above, and the load path from roof to foundation before any demolition happens.
If the wall is load-bearing, we engineer a replacement beam, size it correctly for the span, and install temporary shoring while the beam goes in. That work is permitted and inspected. We do not skip the engineering step to make the project faster or cheaper a mishandled load-bearing wall removal is a structural failure waiting to happen.
MEP relocation in wall removal projects
Walls carry more than structure. They carry wiring, plumbing supply lines, drain lines, HVAC ducts, and sometimes load-bearing posts and beams inside the cavity. Before demolition, we identify what is in the wall.
Wiring gets rerouted to a new path. Plumbing gets capped or relocated. HVAC ducts get rerouted or replaced with a different distribution approach. We pull all required permits for the MEP work and schedule inspections at the right sequence. None of this is optional it is how an open-concept project gets done safely and legally.
Structural beam installation
When a load-bearing wall comes out, something has to carry the load it was carrying. That is typically a beam LVL (laminated veneer lumber), steel, or engineered lumber spanning the new opening. The beam size is determined by the span, the load above, and the bearing condition at each end.
We work with a structural engineer when required to size the beam correctly and specify the bearing posts and hardware. The beam installation is inspected before the wall is closed up. You get a project that is structurally correct and has the permits to prove it.
Finishing after wall removal
After the structural work and MEP relocation are complete, the space needs to be finished to look like the wall was never there. That means patching the ceiling where the top plate was, patching and leveling the floor, repainting or retexturing to match the existing finish, and integrating new trim or casing at any openings.
We handle all of it. The goal is a finished space that reads as one continuous room, not a room where the seam of a former wall is visible in the ceiling or the floor.
