What does ADA commercial remodeling actually cover?

Accessibility is a continuous chain from the parking lot to the service counter. A break anywhere in that chain is a barrier, which is why compliance work usually touches more areas than owners expect:

  • Parking and access aisles — the required number of accessible and van-accessible spaces, correct aisle widths, compliant signage, and surface slopes within tolerance in all directions
  • Exterior route and approach — a continuous accessible route from parking and the public way to the entrance, with compliant running slope, cross slope, and changes in level

In Mount Dora’s historic district, exterior accessibility changes to a building over 50 years old need a Certificate of Appropriateness alongside the building permit — a real scheduling factor, since that board meets monthly with a three-week submission cutoff. We work through all of it.

What does ADA remediation cost?

Accessibility work does not price per square foot, because it is a list of discrete fixes rather than a continuous scope. It prices per item.

As general planning ranges in the Central Florida market: door hardware, closer adjustments, signage, and mirror or dispenser relocations are often a few hundred dollars per item. Restriping and signage for accessible parking commonly runs $500 to $2,500 depending on the number of spaces. A compliant exterior ramp typically runs $5,000 to $20,000 depending on rise, length, and site conditions. Restroom work spans the widest range — grab bars and fixture swaps can be a few thousand dollars, while a full reconfiguration to achieve turning space and compliant clearances more often runs $15,000 to $45,000 per restroom.

Regrading parking or correcting exterior slopes is the item that surprises people most, because it can involve demolition and repaving well beyond the accessible spaces themselves.

Questions about ADA compliance in Central Florida

No, but the obligation reaches further than the room you are touching. When you alter an area that serves a primary function of the business, accessibility requirements extend to the route serving that area — typically the accessible entrance and path to it, plus the restrooms and amenities serving it. There is a cost-based limit on how far that obligation extends relative to the alteration itself, which is why scoping it correctly at the start matters so much. We identify the triggered scope during design so it is in the budget rather than discovered at plan review.
We can handle the survey and the construction. We cannot give you legal advice, and you should talk to your attorney before responding to anything. What we do is measure the property, produce a documented barrier list, price the remediation, and then build to whatever plan you and your counsel or a certified accessibility specialist agree on. Doors fail on opening force, which drifts out of tolerance as closers age and is invisible until someone measures it. After those: parking surface slopes that exceed tolerance, transaction counters with no compliant lowered section, and missing tactile and braille signage. Most of these are inexpensive to fix and easy to miss without measuring.
Usually, yes. Most accessibility remediation is a series of discrete, short-duration items rather than one continuous project, which makes it well suited to phasing. We sequence restroom work so at least one remains available, do exterior and parking work in off-hours or by section, and keep an accessible route open throughout construction.
