The traditional way of doing this is design-bid-build. You hire a designer, the designer draws something, you take the drawings out to contractors, and the bids come back well over budget. Now you are paying for a redesign, restarting the schedule, and nobody owns the problem — the designer says the pricing is unrealistic, the contractor says the design was never buildable at that number, and you are the only person in the room without someone to blame.

Design-build collapses that into one contract. Design and construction sit with the same party, which means the budget is tested against real construction costs while the drawings are still changing. No “the designer drew something impossible” excuses. No change orders for things that should have been caught in planning.

How design-build actually works.

The process is deliberately front-loaded. Most of the value comes from decisions made before anyone orders material:

  • Discovery and programming — what the space has to do, how many people or patients or customers it serves, what equipment goes in it, and what your real constraints are on money and time
  • Concept and budget reality check — preliminary layouts priced against current construction costs. This is the step design-bid-build skips, and it is the reason projects there come back over budget
  • Design development — layouts, finishes, and systems resolved together, with pricing updated as decisions land so you always know where you stand
  • Engineering and permit documents — construction drawings, structural and MEP engineering, and the stamped permit set, produced by licensed design professionals under our contract
  • Permitting — we submit, respond to plan-review comments, and manage the back-and-forth with whichever authority has jurisdiction over your address
  • Construction — built by the same team that designed it, against the budget you already approved
  • Closeout — final inspections, certificate of occupancy, warranty documentation, and as-builts

Because design and construction overlap rather than run end to end, long-lead items get ordered and site work can start while later design packages are still being finished.

Why design-build produces better numbers.

The budget gets tested continuously, not once at the end. In design-bid-build the first real price arrives after the design is finished, which is the worst possible moment to learn you cannot afford it. We price as we design, so trade-offs happen while they are still cheap to make.

Value engineering happens during design, not as damage control. When cost reduction comes after drawings are complete, it means stripping quality out of a finished design. When it happens during design, it means choosing a different assembly that costs less and works just as well. Same savings, entirely different outcome.

Constructability is checked by the people who will build it. Details that do not work in the field get caught on the drawing board, because the person reviewing them is the person who would otherwise have to solve it on site at your expense.

Fewer change orders, and the honest kind. Change orders happen when you change your mind or when a building hides something nobody could have known about. They should not happen because of a coordination gap between your designer and your builder. Under one contract, that gap does not exist.

One point of accountability. When design and construction sit with two parties, every problem at the seam becomes an argument. With one contract there is nowhere for a problem to go except to the person responsible for solving it.

  • Lake Buena Vista and the Disney Springs area — reviewed by the Central Florida Tourism Oversight District rather than Orange County, with its own submittal requirements and a contractor registration prerequisite before an application can even be filed
  • Mount Dora’s historic district — exterior work on buildings over 50 years old needs a Certificate of Appropriateness from a board that meets monthly with a three-week cutoff, so the design has to be resolved a month earlier than a normal permit set
  • Four Corners and ChampionsGate — the Osceola and Polk county line runs through the corridor, so the reviewing department depends on which side of a line your parcel sits on
  • Celebration — unincorporated Osceola County for permits, with private architectural review through the community’s own guidelines on top of it
  • City versus unincorporated county — Winter Garden, Ocoee, Kissimmee, Clermont, and Mount Dora each run their own building departments with their own review queues, separate from the surrounding county

What does design-build cost?

The honest answer is that design-build does not add a cost so much as move one. In design-bid-build you pay a designer separately, then pay a contractor, and you absorb the cost of reconciling them. In design-build the design fee sits inside one contract.

As a general planning figure, design and engineering on a commercial interior project typically runs somewhere between 5 and 12 percent of construction cost, depending on complexity and how much engineering the scope requires. A straightforward office reconfiguration sits at the low end. A dental practice with imaging, medical gas, and heavy plumbing sits at the high end because there is simply more to engineer.

Where design-build usually wins financially is not the fee. It is the redesign you never pay for, the change orders that never get written, and the weeks of schedule you do not lose going back to the drawing board after bids come in high.

Common Questions

Questions about design-build in Central Florida

Licensed design professionals do. Florida requires architectural and engineering documents to be prepared and sealed by licensed architects and engineers, and a general contractor cannot provide that service. In design-build those professionals work under our contract rather than yours, which is what gives you a single point of accountability. You still get properly stamped, code-compliant documents — you just are not the one managing the relationship between the designer and the builder.
That is completely workable, and sometimes it is the better answer. We can contract with your architect inside a design-build arrangement, or we can simply bid and build their completed drawings as a traditional construction contract. If you already have a design you are happy with and it prices out reasonably, design-bid-build may serve you fine. We will tell you honestly which route fits your situation rather than pushing you into ours.
Usually, and for two reasons. Design and construction phases overlap instead of running strictly end to end, so site work and long-lead ordering can begin while later design packages are finishing. More importantly, you skip the redesign cycle. The most common schedule loss in design-bid-build is the month or three spent revising a completed design after bids came back over budget, and that cycle largely disappears when pricing runs alongside the drawings.
Fair question, and the answer is transparency rather than competition between bidders. We show you where the money is going, price against real supplier and subcontractor numbers, and pass direct supplier pricing through rather than marking it up in layers. You approve the budget at the end of the design phase, before construction starts, and you get a fixed-price contract against a defined scope. If the number does not work for you at that point, you have not committed to construction.
Yes. Whole-home renovations, additions, and custom home construction all run well as design-build, and for the same reason commercial work does — layout changes that touch structure and systems are where design and construction knowledge have to sit together.
